Note on ICF design:
ICF can be a great way of achieving dwelling construction, but like any other method of construction the structural integrity and practicability relies on key aspects, which have to be implemented by an experienced and qualified structural engineer. Some ICF suppliers specialize in delivering a concrete superstructure shell using their improved polystyrene forms, which have been around for many years and without any reinforcement within the ICF form walls. This is marketed as a new standard in construction. However, this superstructure requires an internal separate steel frame within the new building, which usually results in huge material costs and delays for the final client, as steel frames are costly. Some high-profile new residential builds have gone in trouble part because of this extra-cost and the associated delays.
Contrarily to what some website claims, walls built with ICF forms can not withstand over 200 mph winds. By looking at the Beaufort scale, whoever claims that is out of touch with natural wind speeds.
